Departure time is by 10 am.

Arrival time can be agreed to suit but usually not before midday

Breakfast is served from 7 am with timing to be agreed the night before

We usually serve "continental" breakfast on weekday mornings

An "English" breakfast is normally offered on Saturday and Sunday mornings

Smoking is not permitted in the rooms

Guests may request use of the owner's phone but all calls are chargeable.

Guests will also be charged for careless damage, whether intentional or unintentional, to the room or its contents. General "wear and tear" is not chargeable!

Dogs must sleep on their own bed or in the Ensuite Room and be kept off the chairs and beds. Obviously, they also shouldn't be left on their own! Any damage by a dog is chargeable.

Cancellation Policy

There is a 25% deposit which is fully refundable if you cancel at least 4 weeks before arrival date.

The 75% balance is payable upon arrival. If you cancel on the arrival date, or the day before, this amount remains due and payable. If you do cancel during this 48 hour period and we are then successful in re-letting the room, we'd refund the 75% balance and the 25% deposit.
